A minster town with old walls
Southwell Minster is Grade I listed and is the cathedral of the Diocese of Southwell and Nottingham. Around it, the town keeps its historic districts: the Prebendage around the Minster, Burgage around Burgage Green, Hightown along Westgate, and the former hamlets of East Thorpe and West Thorpe. The prebendal houses on Church Street and Westgate are among its historic buildings, and the conservation area was first designated in 1968.
For patch plastering, that history means many walls here are older and softer than modern ones. Problems in old houses are often less about a single hole and more about plaster that has slowly let go of the wall, cracks that follow old alterations, and ceilings that have started to sag.
Victorian and Edwardian homes
A 2022 council review found the conservation area under-represented the town's 19th and early 20th-century architecture and workers' housing. It proposed adding the 19th-century workers' housing on Dover Street and Chatham Street, and the Edwardian villas on Halam Road.
Edwardian villas usually have lath and plaster ceilings and taller rooms, and a common repair is a ceiling that has cracked or dropped in one section, often below a bathroom. Smaller 19th-century houses tend to have solid walls with lime plaster, where patches need to work with the soft, breathable original rather than fight it. In both cases, any loose or drummy plaster comes off first, and the repair is built back in layers to the right thickness before the finishing coat.
Picture rails, deep skirtings and old door linings are typical of houses from this era, and the plaster right beside them often takes the most knocks. Repairs there are finished neatly up to the timber, so the woodwork can stay where it is.
When a ceiling is sagging
A sagging lath and plaster ceiling should not be left. If the plaster keys holding it to the laths have broken, a section can come down without much warning. Keep people out of the room underneath, take a photo, and get it looked at. Depending on its condition, the loose area is either secured back to the laths or cut out and replaced with plasterboard, then plastered to meet the original ceiling.
