Stud Walls & Partitions in Southwell

Partitions in Southwell often go into old houses, where the new wall has to fit around what is already there. We are based about ten miles to the south-west, in Mapperley.

Old interiors in a minster town

Southwell is about ten miles north-east of Mapperley. Its conservation area, first designated in 1968, takes in the Minster and the old districts around it: the Prebendage, Burgage around Burgage Green, Hightown along Westgate, and the former hamlets of East Thorpe and West Thorpe. A 2022 council review proposed adding the 19th-century workers' housing on Dover Street and Chatham Street and the Edwardian villas on Halam Road, because the area under-represented that kind of building.

Listed buildings come first

If your house is listed, everything else waits on consent. Internal alterations to a listed building, a new partition included, need listed building consent from Newark and Sherwood District Council before work starts. Conservation area status is different: it mainly governs the outside of buildings, so in an unlisted house it doesn't normally stand in the way of an internal stud wall. Building regulations still apply wherever a wall creates a new bedroom or changes how you would get out in a fire.

A lighter touch in an old house

A stud wall in an old interior can be built so that it could come out again later with little trace. It can be scribed around a cornice, skirting or panelling rather than cutting through it, and fixed with as few fixings into the historic fabric as possible. Old walls may be lime plaster on solid masonry, which behaves differently from modern gypsum. Where the new wall meets old plaster, keep the junction simple, with a neat bead or a small gap, so slight movement between old and new doesn't crack across the original finish.

Timber studs are usually the easier choice here, as they can be cut to follow floors and ceilings that have settled over the years. Any lighting or sockets in the new wall are wired by a qualified electrician while it is still open, with cables run inside the new frame rather than chased into old walls.

Workers' terraces and Edwardian villas

On Dover Street and Chatham Street, a partition might split a bedroom or form a small bathroom, with moisture-resistant board on the wet side and the pipework left to a plumber. The Edwardian villas on Halam Road have larger rooms, where a dressing room or en-suite can be taken from a big bedroom while leaving it well proportioned. In either, the new wall is boarded and skimmed so it reads as part of the house rather than an add-on.

Frequently asked questions

If the house is listed, yes: internal alterations need listed building consent from Newark and Sherwood District Council. If it isn't listed, being in the conservation area doesn't normally affect internal walls. Building regulations can still apply, for instance where the wall creates a new bedroom or changes your escape route.
