Two miles up the road
From Mapperley, Arnold is a short trip north, so homes in Daybrook, Woodthorpe, Killisick and Redhill are all close by. The town's housing covers a long stretch of time. Grove House was pulled down in the 1920s to make way for new homes, the grounds of Daybrook House became private housing after the Air Ministry began selling them in 1958, and in 2019 outline permission was granted for 148 more homes east of Mansfield Road, north of Georgia Drive. Each era has its own room shapes, but the reasons for adding a partition are much the same.
Carving out a room to work in
A stud wall is a tidy way to make a quiet room for working from home: closing off the end of a long lounge, taking a slice from a large bedroom, or turning a dining area into a study with its own door.
For a room you will spend the working day in, sound is the thing to plan. A frame that is simply boarded on both faces lets a fair bit of noise through, so fill the void with acoustic insulation and use a denser plasterboard each side. Seal the edges, and choose a solid door rather than a hollow one. Think about the desk wall as well: if shelves, a monitor arm or a screen will hang there, timber noggins go in at the right heights before the boards do. Sockets, lighting and any data points are planned at the same stage and wired by a qualified electrician.
Timber frame or metal track
Most partitions in houses use timber studs. Timber is easy to cut on site, simple to fix into and forgiving where a floor or ceiling is slightly out of level. Metal systems use galvanised track and studs that come out of the bundle straight and stay that way, with no shrinkage once the heating is on, so they suit long runs. We will suggest one or the other once we have seen the room. Either way the finish is the same: boarded, taped and skimmed.
Permissions and next steps
Gedling Borough Council's list of conservation areas doesn't include one in Arnold, so that is rarely a factor here. Building regulations still matter for some layouts. If the new room will be a bedroom, if the wall leaves a room without an opening window, or if one room can only be reached through another, check with building control before work starts.
