Plasterboarding in Gedling

Gedling is about two miles east of Mapperley, and plasterboarding here covers everything from alterations to the new Chase Farm homes to older properties in the village conservation area.

New homes on the old colliery land

Gedling Colliery closed in 1991, and the land around it has changed a great deal since. Gedling Country Park opened on the site in 2015, Colliery Way opened in 2022, and the Chase Farm development has been growing alongside, with Keepmoat Homes' final phase of 433 homes approved by the council in April 2022. A new-build home is plasterboard almost throughout, and that brings its own kind of work. Hairline cracks along board joints and screw heads popping through the paint are common in the first couple of years, as new timber dries and the house settles. They are usually cosmetic, and once the house has been through a few seasons they can be cut out, re-fixed, taped and skimmed.

Changing a new-build layout

Plenty of new-build owners want something the plans did not include: a garage boarded out as a gym or office, a loft turned into a room, or an open-plan ground floor split with a new partition. Each one needs the right board. An integral garage under a bedroom needs fire-rated board on its ceiling. A loft conversion goes through building control, and its walls and ceilings will need to meet the fire and insulation requirements. A home office next to the lounge benefits from acoustic board, and acoustic insulation between the studs of a new partition makes a noticeable difference for very little extra work. We fix to the joists or studs with screws and skim the lot so it matches the rest of the house.

The old village

Gedling itself is far older than any of this. It is recorded in the Domesday Book, and on 5 June 2025 Gedling Borough Council adopted a new Gedling Village Conservation Area, with an appraisal and management plan. Conservation area controls are mostly about the outside of buildings, but if your home is also listed, swapping an original ceiling for plasterboard can need consent, so it is worth checking first. Old lath and plaster ceilings tend to be heavier and less even than modern boards, so overboarding needs long screws that reach solid timber. We look closely at whether a ceiling can be kept and overboarded before suggesting it comes down.

Frequently asked questions

Fine cracks along board joints and small screw pops are common in new homes as the timber dries and settles. Usually they are cosmetic. If your builder's aftercare period has passed, we can cut out the cracks, re-fix any loose boards, then tape and skim them so the ceiling is smooth again.
