Plasterboarding in Mansfield

Mansfield is about 12 miles north of Mapperley, and between its stone and brick Arts and Crafts houses, surviving miners' terraces and big new estates, plasterboarding here covers a wide range of homes.

The Park: stone, brick and Arts and Crafts

Mansfield sits in a basin of magnesian limestone and sandstone ridges, and Mansfield District Council notes those stones were quarried locally and are the town's traditional building materials. The Park conservation area, designated in 1992, is a late Victorian and Edwardian suburb about half a mile north of the centre, built in stone, red brick or both, much of it in the Arts and Crafts style, with houses ranging from terraces to large detached homes with sash windows and leaded lights. Ceilings in houses of that age were lath and lime plaster. Where they have failed, new plasterboard, either overboarded or fixed to stripped joists and then skimmed, gives a sound finish, and we take care around original joinery and window reveals so the boarding sits neatly against what is there.

Lining limestone and sandstone walls

Limestone and sandstone walls vary a lot in how true they are. If a wall is dry and only slightly uneven, board can go straight onto it with adhesive. If it bows or leans, we build a lining of timber or metal in front of it and board that instead, which also leaves a ventilated gap between the stone and the new surface. Damp gets traced and fixed before any of this, because board over a wet wall just moves the problem out of sight.

Miners' terraces and new estates

Coal was Mansfield's main industry for most of the 20th century, and rows of terraced houses built for mine workers survive in and around the town. In houses that old, it is not unusual to find original lath, early board and later repairs side by side in the same ceiling, and reboarding the whole lot gives one consistent surface. Further out, the Lindhurst development, with 1,700 homes plus a school and health centre, and High Oakham Park are much newer, as are the homes built at Pleasley Hill and on the old Mansfield Brewery site. In those, plasterboarding is usually about alterations: lofts, garages, extra rooms and bathrooms. Whatever the age of the house, the right board belongs in the right place: moisture-resistant sheets in bathrooms, fire-rated board above integral garages, acoustic board between bedrooms.

Frequently asked questions

Yes, once we know it is dry. A fairly flat stone wall can take board on adhesive dabs; one that bows or leans is better lined with a timber or metal frame first, leaving a gap behind. If there is damp, the cause needs fixing before any board goes on.
